Located in Richmond Park, Milnerton, Cape Town, Rubicon’s new headquarters consolidates its operations which were previously spread across six different locations into one custom-designed facility. The building consists of a 7 532 sqm warehouse and 1 780 sqm of offices which includes a 521 sqm showroom space. The tenant brief was clear; combine lighting, energy, automation, assembly, receiving, distribution, showroom and all administrative functions, into one modern facility. The building, owned by the developer and leased to Rubicon in a landmark land restitution development where the previously displaced community are direct benefactors, posed many exciting challenges leading to innovative and industry pioneering solutions. We Buy Cars, Takealot pick up facility, Richmond Corner Shopping centre and Brights Hardware are all neighbours in the Southern Precinct of the Park and forms a mixeduse environment leading to a need for a strong urban design response. With direct visibility from the N7, the building had to tell the story of this dynamic tenant functioning seamlessly as a unit under one roof. Underlying the building’s elegant façade and ergonomic spatial approach is a highly energy-efficient design obtaining an advance Edge certification.
